808 O Street

In late 2023, the Capital Area Development Authority (CADA) approached the City’s Department of Convention & Cultural Services about an available property in their portfolio, to gauge City interest in activating a portion of the former Capitol Athletic Club at 8th and O Street with an arts focus. Because space is a pressing need for the creative community, we began planning how best to proceed. In 2025, with the YMCA as the anchor tenant, the City entered into a sublease for the remaining 9,000 square feet as a creative community site.

Musiclandria, who began to activate the space under management of CADA, became the first resident organization, occupying a portion of the building and providing both musicians’ maker space and programmed concerts for all-ages audiences. With Musiclandria in place, we see a path for growth, as we develop a vibrant cultural hub in the downtown grid that meets community needs.

In this next phase of development, the City is seeking arts organizations, culture bearers, and creatives to create additional public programs and activate building during weekday and weekend hours. Rental fees will be charged based on days,  times of usage, and frequency of use.
