When a permit is issued for a construction phase or combination of phases for a development project prior to the main permit being issued it is considered a phased permit. An application (CDD-0200) for a phased permit may be submitted after the main permit submittal has completed at least one cycle of plan review. A phased permit submittal requires a stand-alone set of plans specific to the scope of the phased permit. The typical review time for phased permit plans is 10 business days but may vary based on the complexity of the proposed phased scope.

Prior to the issuance of a phased permit, all applicable fees shall be paid on both the phased permit and the main permit for the project. If the phased permit scope is limited to only grading and underground utilities, only the fees on the phased permit must be paid.

Some examples of phased permits:

  • On-site development – grading, retaining walls, underground work, lighting and paving
  • New buildings and additions – shoring, foundation work, structural or partition framing, rough mech/elec/plbg and structural or exterior demolition
  • Remodels or tenant improvements – structural or partition framing, rough mech/elec/plbg and structural or exterior demolition
